Temporary Accommodation & Monthly Rentals in Amsterdam Noord

Noord · Across the IJ · Neighbourhood Guide

Amsterdam Noord starts with a boat. Free ferries cross the IJ around the clock from Centraal, and on the other side the city changes character entirely: the NDSM shipyard's street art and festivals, the EYE Filmmuseum's white curves on the waterfront, dike villages that predate the canal ring — and space. Actual space.

That space is the story. Noord is Amsterdam's release valve, with rents around €20 per m² — well below what the same square metres cost across the water — and thousands of new homes rising along the IJ. It is the one part of the city where a relocation budget stretches to a balcony, a view, and a second bedroom without a fight.

City Retreat provides temporary accommodation in Amsterdam Noord with a strict 2-month minimum stay. We do not offer weekend breaks or holiday rentals. Our serviced apartments in Amsterdam are built for corporate clients, tech professionals, and expats who need a proper base — not a hotel room with a checkout date looming.

Every apartment arrives fully furnished and ready to live in from day one. Whether your employer is relocating you or you are managing your own move, our flexible monthly rentals in Amsterdam remove the friction that makes this housing market so punishing for newcomers.

The Neighbourhood

Living in Noord: What to Expect

The NDSM wharf and IJ waterfront in Amsterdam Noord, near City Retreat serviced apartments
The NDSM wharf — a former shipyard turned creative district, home to Europe's largest flea market and the city's best sunset terraces.

For most of its history, Noord built the ships and the rest of Amsterdam sailed them. When the yards closed, the city gained its largest blank canvas — and over the past two decades it has filled with the NDSM's studios and festivals, the A'DAM Toren and EYE Filmmuseum facing Centraal across the water, and waterfront terraces like Pllek where the whole city comes to watch the sun go down over the IJ.

Step back from the waterfront and Noord is two more worlds: the Van der Pekbuurt's 1920s garden-village streets with their three-day Pekmarkt, and the old dike villages along the Nieuwendammerdijk — wooden houses, tiny harbours, and a pace that feels an hour from the city rather than a five-minute ferry. Tenants who choose Noord tend to be the ones who light up at that sentence.

Getting Around

Commuting from Noord

The ferry is the postcard, but the Noord/Zuidlijn is the workhorse: metro 52 runs from Noord and Noorderpark stations under the IJ and straight down the spine of the city, reaching Zuidas in about sixteen minutes without a single change. The Buiksloterweg ferry to Centraal, meanwhile, runs day and night, free, forever — a commute some tenants never stop enjoying.

Destination Route Time
Amsterdam Centraal Ferry from Buiksloterweg, free, 24/7 ~10 min door to door
Zuidas (business district) M52 direct from Noord / Noorderpark ~16 min
De Pijp / city centre M52 under the IJ ~10 min
Schiphol Airport M52 + train from Station Zuid ~35 min door to door
NDSM wharf Bike or NDSM ferry from Centraal ~10–15 min

💡 Registration Matters More Than You Think

Your BSN (citizen service number) unlocks Dutch banking, healthcare and payroll — and you can only get one after registering at a valid residential address. Every City Retreat apartment in Noord supports municipal registration from day one. See our BSN registration guide for the full process.

Housing

Corporate and Expat Housing in Noord

Fully furnished new-build serviced apartment interior with workspace in Amsterdam Noord
New-build comfort — lifts, balconies and IJ views, ready for registration from day one.

Housing in Noord is the newest in our portfolio: recent builds with lifts, balconies, proper insulation and, on the right floors, views across the IJ to the whole Amsterdam skyline. For our expat rentals in Amsterdam, that means step-free access as standard and energy-efficient buildings — no small thing when your utilities are bundled into one flat monthly invoice. If you're renting solo, our studio apartments in Amsterdam include a new-build studio here in Noord at a lower price point than a full one-bedroom.

Corporate accommodation in Amsterdam should reduce admin, not create it — so everything below comes as standard, whether the booking is one tenant for a quarter or a family who wants a second bedroom without a canal-ring price tag.

💡

All-Inclusive Utilities

Energy, water, high-speed internet and municipal charges bundled into one predictable monthly invoice — simple for expense reporting and corporate housing budgets.

🛋️

Furnished Workspaces

A proper desk, comfortable chair and fast Wi-Fi in every apartment, so remote and hybrid work starts on arrival day, not after a trip to a furniture store.

📋

BSN Registration

Our properties permit municipal registration — which you will need for your BSN, Dutch banking and payroll. Many rentals in Amsterdam quietly don't allow this. Ours do.

Why Mid-Term

Why a 2-Month Minimum Works in Your Favour

Short-term holiday rentals in Amsterdam are heavily restricted, priced by the night, and almost never allow registration. Hotels solve none of this for a three-month project or a phased relocation — and Noord has very few of either. Mid-term serviced rentals sit in the practical middle:

City Retreat
mid-term rental
Hotel /
aparthotel
Holiday
let
Stay length 2 months + Per night Days, capped by law
BSN / municipal registration Permitted Not possible Not possible
Bills & Wi-Fi included One invoice But nightly-priced Varies
Dedicated workspace In every apartment Rarely Rarely
Kitchen & laundry Full-size Limited Usually
Monthly cost logic Monthly rate, −10% at 4+ months Nightly rate × 30 Nightly rate + fees

From two months upwards you get better value than nightly pricing, a landlord relationship that operates on Dutch tenancy standards, and an address you can register at. It is why relocation agents and global mobility teams book with us instead of joining the queue for private listings.

Common Questions

Noord Rentals: Frequently Asked Questions

What is the minimum stay for your Noord apartments?

Two months, strictly. We are a mid-term provider of temporary accommodation in Amsterdam — we do not accept weekend or holiday bookings, which keeps our buildings quiet and our neighbours happy.

Can I register at the address and get a BSN?

Yes. Municipal registration is permitted at our Noord properties. You will need it for your BSN (citizen service number), which in turn unlocks Dutch banking, payroll, healthcare and most contracts.

What is included in the monthly rent?

Everything you need to live and work: full furnishing, energy, water, high-speed internet, municipal charges and a dedicated workspace — on a single monthly invoice.

Isn't Noord too far from the centre?

It is closer than most of the city. The free Buiksloterweg ferry runs 24 hours a day and lands you at Centraal in about ten minutes door to door, while metro 52 goes under the IJ and reaches De Pijp in ten minutes and Zuidas in sixteen — faster than many "central" neighbourhoods manage. The distance is psychological, and it is exactly why the space is still affordable.

What kind of apartments does City Retreat offer in Noord?

Mostly recent builds: lifts, balconies, good insulation and, on higher floors, views across the IJ. If Amsterdam's steep staircases are a concern, Noord is the easy answer — step-free access is standard rather than the exception here.

Do longer stays cost less?

Yes — stays of four months or more receive a 10% discount, and check-ins between November and February qualify for an additional winter discount. Both are shown on each listing.
