A monthly rental is a fully furnished apartment let by the month rather than by the night or on a rigid twelve-month lease. You pay one monthly figure that covers rent and bills, move in with nothing but a suitcase, and stay for as long as your contract, project or house hunt requires.
Most monthly rentals in Amsterdam are serviced apartments — purpose-built for exactly this kind of stay. It sits in the gap that Amsterdam's market leaves wide open. Hotels and holiday lets are priced by the night and don't allow you to register your address. Private leases want a Dutch employment contract, a salary of three times the rent, and a commitment measured in years. Monthly housing in Amsterdam gives you a real apartment, a real address and a realistic timeframe.

The private market is the cheapest option per square metre, but it's effectively closed to anyone without Dutch payslips, and almost nothing is furnished. Registration, BSN and Contracts on a Monthly Rental
Your BSN (citizen service number) is the key to a Dutch bank account, healthcare, DigiD and most employment contracts. You can only get one by registering at a valid residential address with the municipality — which is precisely what a hotel or holiday let cannot give you.

On the contract itself: you sign a straightforward Dutch tenancy agreement with a two-month minimum and no fixed end date. After the minimum term, one month's notice ends it. What is the minimum stay for a monthly rental in Amsterdam?
City Retreat's minimum stay is two months. We're a mid-term rental operator, so we don't offer nightly, weekend or single-month bookings. Two months is the shortest term available across the whole portfolio.
How much does a monthly apartment in Amsterdam cost?
Central Amsterdam monthly rentals start from around €2,600 for a studio, €3,500 for a one-bedroom, €4,500 for a two-bedroom and €5,400 for a three-bedroom, all-inclusive. From four months onwards a 10% discount applies, bringing those figures to roughly €2,340, €3,150, €4,050 and €4,860. Our Nieuw-West studios are priced separately and are the cheapest option in the portfolio.
Is a 4 month or 5 month rental in Amsterdam cheaper per month than 3 months?
Yes. City Retreat applies a 10% discount to the monthly rate on stays of four months or longer, so a four or five month rental costs around 10% less per month than a two or three month booking of the same apartment. If your plans are close to the four-month mark it's usually worth booking the longer term.
Can I register my address and get a BSN on a monthly rental?
Yes. City Retreat operates registered serviced accommodation, so tenants can register their address with the municipality of Amsterdam and obtain a BSN. This is the main practical advantage of monthly housing over hotels and short-let platforms, which do not allow registration.
What's included in the monthly price?
Everything you need to live: electricity, water and gas, high-speed Wi-Fi, fully furnished interiors with kitchen equipment, bed linen and towels, and a professional deep-clean before arrival. There are no estate agent fees and no separate service charge. The deposit is one month's rent.
What's the difference between monthly accommodation and temporary accommodation?
In practice they describe the same thing in Amsterdam: a furnished home let for a defined number of months rather than by the night or on a long lease. "Temporary accommodation" tends to be used for stays driven by circumstance — a renovation, a posting, a relocation — while "monthly rental" describes how it's priced and billed. Do I need a Dutch employment contract or a minimum salary?
No. Private landlords in Amsterdam commonly require Dutch payslips or a salary of three times the monthly rent, which excludes many expats, self-employed professionals and people arriving ahead of a start date. City Retreat doesn't apply those restrictions.
Can I extend my monthly rental if my plans change?
Usually, yes, subject to availability. Contracts have no fixed end date — your tenancy continues until you give one month's notice, so extending generally means doing nothing at all. If your stay passes four months, the 10% long-stay rate applies from that point.
Which taxes and charges am I liable for as a tenant?
