The apartments

All three sit in the same recently renovated building on a tree-lined street set along the water, five minutes from Blijdorp metro. Each is a two-bedroom, 1.5-bathroom apartment with an open-plan kitchen, walk-in rain shower, separate guest toilet and washer/dryer. What separates them is size and outdoor space.

One figure, nothing else to set up

A Rotterdam rental on the open market is quoted excluding bills, excluding furnishing, and usually with an agency fee on signature. These are quoted the other way round.

One monthly figure, quoted up front No separate accounts to open, no annual settlement, no surprise bills.

The same all-inclusive structure applies across the portfolio. Our furnished apartments in Amsterdam are quoted on exactly these terms, so a company placing people in both cities is comparing like with like.

The rental agreement

These apartments are let on a residential tenancy agreement (huurovereenkomst woonruimte), with BRP registration at the address. For anyone moving to the Netherlands to work, registration is usually the most important question to ask a landlord, and it is worth asking before anything about the kitchen. It is what lets you set up DigiD, open a Dutch bank account and take out health insurance in your own name.

  • No Dutch income proofNo Dutch payslips and no income multiple to meet.
  • 10% lower rentAgree a four-month initial period and your monthly rent is 10% lower for the whole tenancy.
  • BRP registrationYou register in the BRP at the address within five days of moving in. We send you the instructions before your tenancy starts. Your BSN follows from registration.
  • DepositThe deposit is one month's rent. It is returned within 14 days of the end of the tenancy.
  • Withdrawing before the startYou can withdraw free of charge within 48 hours of signing the agreement, or at any time up to one month before the start date. After that the first month's rent is payable.
  • No payment to enquireNothing is due until the rental agreement is signed.

If the registration question is the one holding up your move, our guide to registering in the Netherlands sets out the process step by step — written for Amsterdam, but the BRP procedure at Gemeente Rotterdam works the same way.

Where you would be living

Bergsingel is one of Rotterdam Noord’s better addresses: tree-lined, set along the water, residential in a way the city centre is not. Bergpolder has an unusually good run of independent cafés, bakeries and restaurants, with Zwaanshals and Noordplein a walk away for weekend markets. Vroesenpark and Diergaarde Blijdorp are both within walking distance.

Who these apartments are for

The same three apartments serve three fairly different needs. Which one you are is mostly a question of who is paying.

Corporate rentals and staff relocations

Placing an employee in Rotterdam needs two things: a home that works from day one, and paperwork a finance team will accept. Corporate rentals through City Retreat are invoiced directly to the company, with the documentation required for BRP registration included. For a project team, the three Bergsingel apartments can be taken together. If the placement is in the capital instead, we run the same programme through corporate rentals in Amsterdam.

Expat rentals for people moving to the Netherlands

The private Rotterdam market asks for Dutch payslips and a gross income of three to four times the rent. Awkward requirements before your Dutch employment has even started. Expat rentals here need none of that: no Dutch income proof, no agency fee, and a residential tenancy agreement with BRP registration at the address. The same applies to our expat rentals in Amsterdam, if your role turns out to be based there.

Couples and colleagues sharing

At 84 to 92 m², with a separate guest toilet and 1.5 bathrooms in every apartment, these work as well for two colleagues sharing as for a couple. Two-bedroom apartments of this size are uncommon in the Randstad, and there is room for both people to work from home without sitting on top of each other.

Frequently asked questions

Do I register with the municipality?

You register in the BRP at the address within five days of moving in. We send you the instructions before your tenancy starts. Your BSN follows from registration.

Is the rent really all-inclusive?

Yes. The monthly figure covers gas, electricity, water, high-speed internet, property taxes and full maintenance cover, alongside the furnished apartment itself. Utilities are covered up to the usage allowance in your agreement. There is no separate service charge, no annual utilities settlement and no agency fee.

Do you offer corporate rentals in Rotterdam for companies?

Yes. We work directly with HR and global mobility teams, invoicing the company rather than the employee and providing the documentation needed for BRP address registration. Corporate rentals run on the same agreement and the same all-inclusive rent as any other tenancy, and the three Bergsingel apartments can be rented individually or together for a project team.

How much deposit is required?

The deposit is one month's rent. It is returned within 14 days of the end of the tenancy. Nothing is payable at the point of enquiry.

When are the apartments available?

All three are available now. Availability moves as apartments are rented, so the current position for each apartment is shown on its own page. You can also ask us directly and we will confirm the same day.

How does Rotterdam compare with Amsterdam when relocating for work?

Rotterdam is materially better value per square metre, and considerably easier to secure a home in quickly. It is also well placed for a Randstad-wide role: The Hague is around 25 minutes by direct train, Amsterdam around 40, and Schiphol around 30, which makes it a workable base even when the office is elsewhere. If the role itself is in the capital, we run a larger portfolio of furnished apartments in Amsterdam on the same terms, from studio apartments up to four-bedroom homes.

Can I view an apartment before applying?

Yes. Viewings can be arranged in person, or by video call if you are moving from abroad, which is how most of our tenants see a home before committing.

Ask about the Rotterdam apartments

Tell us your desired start date and who is moving in, and we will confirm availability and the exact monthly figure. No payment is required to enquire.

Looking further north? We also let furnished apartments in Amsterdam on the same all-inclusive terms, including studio apartments for solo tenants on a tighter budget.
