Corporate Housing in Amsterdam: The HR & Global Mobility Guide

A practical guide for HR teams and mobility managers relocating employees to Amsterdam in 2026 โ€” what to budget, what to promise your employee, and how to avoid the housing bottleneck that derails more relocations than any visa delay.

Why Amsterdam Housing Is the Hardest Part of a 2026 Relocation

Most relocation delays in 2026 aren't visa problems or payroll setup โ€” they're housing. Amsterdam's free-sector rents averaged โ‚ฌ28.53/mยฒ in Q1 2026, up 5.1% year-on-year, and the Netherlands remains short roughly 410,000 homes nationally. Private landlords typically require Dutch payslips and an income of three to four times the monthly rent โ€” conditions a newly hired employee, paid from abroad or not yet on Dutch payroll, simply cannot meet in week one.

The practical result: an employee who can't secure housing before arrival either delays their start date, arrives to an extended hotel stay that HR has to keep re-approving, or โ€” worst case โ€” turns down the role. None of that is a visa problem. It's a housing-supply problem, and it's solvable with the right approach before the employee's flight is even booked. For the wider market context, see our analysis of Amsterdam's 2026 housing market.

๐Ÿ“‹ The Single Biggest Mistake We See

HR teams booking a hotel for "the first month or two" while the employee searches for a private rental themselves. By month two, most employees are still searching โ€” Amsterdam's private-market listings typically get 30+ applicants and are gone within 2-3 weeks โ€” and the hotel bill has usually cost more than a proper serviced apartment would have for the same period, without any of the registration benefits.

Your Housing Options, Compared for HR Budgets

Three real options exist for a relocating employee in 2026. Here's how they actually compare once you account for registration, admin overhead, and total cost โ€” not just the nightly or monthly rate.

Requirement Extended-Stay Hotel Private Rental Corporate Serviced Apartment
Available within daysโœ“โœ— (weeks to months)โœ“
Supports BSN registrationโœ—โœ“โœ“
No Dutch payslip requiredโœ“โœ—โœ“
Single monthly invoice to companySometimesโœ—โœ“
Full kitchen & living spaceโœ—โœ“โœ“
Cost-competitive past 4-6 weeksโœ—โœ“โœ“
Flexible end date (no 12-month lock-in)โœ“โœ—โœ“

For assignments under a year, a corporate serviced apartment is the only option that clears every row. It's why most of our HR clients now skip the hotel-then-search approach entirely and book a serviced apartment from day one โ€” even when the employee ultimately plans to move to a private rental eventually.

2026 Budget Guide: What to Expect Per Employee

All-inclusive monthly rates covering rent, utilities, Wi-Fi, furnishings and linen โ€” the figures you can put directly into a relocation budget without padding for unexpected extras.

1 Bedroom
โ‚ฌ3,500+
per month, all-inclusive
Standard for a single relocating employee.
2 Bedroom
โ‚ฌ4,500+
per month, all-inclusive
Employee relocating with a partner, or two colleagues sharing.
3 Bedroom
โ‚ฌ5,400+
per month, all-inclusive
Senior employees relocating with family.
4 Bedroom
โ‚ฌ6,500+
per month, all-inclusive
Larger family relocations or shared team housing.
๐Ÿ’ฐ Budgeting for Longer Assignments

Any assignment of 4 months or longer receives an automatic 10% discount on the full duration, and check-ins between 1 November and 28 February qualify for an additional seasonal discount. Building these into your relocation budget from the start โ€” rather than treating them as a pleasant surprise โ€” makes for a more accurate cost comparison against hotel or private-market alternatives.

How the Booking Process Works for Corporate Accounts

Built around what HR and mobility teams actually need: fast turnaround, clear invoicing, and reliable communication throughout the assignment โ€” not just at the start.

1

Share the Assignment Details

Move-in date, expected duration, bedroom requirement, any specific needs. We'll shortlist from live availability.

2

We Match & Confirm

We present the best options, confirm pricing, and hold the apartment while contracts are reviewed. Most corporate bookings confirm within 24โ€“48 hours.

3

Contract & Invoicing Set Up

We draft a tenancy agreement and set up invoicing directly to your company or mobility provider โ€” we can accommodate a range of invoicing structures.

4

Employee Moves In

We meet your employee at the apartment for a full handover โ€” keys, walkthrough, neighbourhood orientation. Settled and comfortable from day one.

5

Ongoing Support

Our team handles maintenance, questions, or contract adjustments throughout the stay. You stay informed without managing the details yourself.

BSN Registration: The Step That Blocks the Rest

Almost every downstream administrative task โ€” a Dutch bank account, health insurance, payroll setup โ€” depends on the employee having a BSN, which in turn depends on registering a valid residential address with the Gemeente Amsterdam. Hotels and unregistered short-stay platforms cannot support this registration at all, which quietly delays everything else on the relocation checklist.

Every City Retreat tenancy agreement is valid for municipal registration from day one โ€” for stays over 4 months, registration in the BRP is legally required; for shorter stays, employees can register as non-residents in the RNI to obtain a BSN for administrative purposes. See our Amsterdam registration and BSN guide to share directly with relocating employees.

Where to House Employees, By Function

Location choice affects commute time, employee satisfaction, and โ€” for larger teams โ€” how easily colleagues can be placed near each other. A few patterns from our corporate bookings:

๐Ÿ’ผ

Zuidas / Amsterdam Zuid

The default for finance, legal and consulting employees working at or near the Zuidas business district โ€” often walkable or a short bike ride from the office, with a direct rail link to Schiphol.

๐Ÿ›๏ธ

Centrum / Canal Ring

Popular for senior hires and short-notice arrivals who value being central over being near a specific office โ€” most of the city is walkable from here.

โ˜•

De Pijp & Oud-West

A strong fit for younger hires and tech employees who want a lived-in, residential feel rather than a business-district address.

Frequently Asked Questions

What's the minimum booking length for a corporate employee?

Two months โ€” our standard minimum tenancy. This reflects the fact that City Retreat operates registered serviced accommodation under Dutch tenancy law, which requires a formal contract and supports municipal registration โ€” neither of which is practical for very short stays.

Can we invoice directly to our company rather than the employee paying?

Yes. We invoice directly to your company, mobility provider, or relocation agency โ€” whichever arrangement fits your process. We're happy to discuss corporate account arrangements for ongoing or multiple bookings.

How quickly can a new hire be housed?

Often within a few days of confirming the booking, subject to availability. For urgent relocations, contact us directly and we'll prioritise finding a suitable option.

What happens if the assignment gets extended or ends early?

Our contracts have no fixed end date โ€” only one calendar month's notice. If an assignment is extended, the tenancy simply continues. If it ends early, the standard notice period applies with no penalty.

Does the employee need a Dutch employment contract to qualify?

No. Unlike private Amsterdam landlords, we don't require Dutch payslips or a minimum income level, which makes us well suited to employees arriving before their official start date, on international contracts, or on project-based assignments.

Can you house multiple employees from the same company at once?

Yes โ€” a significant share of our corporate clients book multiple apartments across the year for different team members or successive assignments. We can set up a corporate account arrangement to streamline booking and invoicing for repeat clients.
