Three Things We Do Before and During Every Tenancy
Pre-Tenancy Inspection & Preparation
Before any new tenancy begins, our team visits the apartment in person. We check every room, every appliance and every piece of furniture. Anything not up to standard is repaired or replaced before the new tenant arrives. We then carry out a professional deep clean and prepare fresh linen and towels for each occupant. Utilities are confirmed active and Wi-Fi is tested. The apartment is photographed and a condition report is created — shared with the tenant at check-in.

Ongoing Maintenance & Cleaning
During your tenancy, our Amsterdam-based team handles any maintenance issues that arise. Log a request by email or phone and a local contractor is typically on-site within two working days. Because we hold the keys, access is never a problem — we coordinate directly and update you when the issue is resolved. Weekly cleaning is included in every tenancy and runs throughout your stay.

Check-In & Check-Out

What does "verified" mean in practice?
Before any apartment is listed and before any new tenancy begins, our team visits the property in person and works through a checklist covering furniture, appliances, cleanliness and functionality. Anything that doesn't meet our standard is fixed before the listing goes live or before the new tenant arrives. It's a physical inspection, not a form filled in by the owner.

How quickly are maintenance issues dealt with?
Our target is to have a contractor on-site within two working days of a maintenance request. Because we hold the keys and work with local contractors directly, access is never a bottleneck. You don't need to be home and you don't need to wait for a landlord to organise anything.
How does the deposit return work at check-out?
At check-in, our team creates a condition report covering the state of the apartment — including photos. At check-out, we compare against that report. If the apartment is returned in the same condition (normal wear and tear aside), the deposit is returned in full. The process is documented and consistent — there's no dispute over recollection.
Are the photos on listings current and accurate?
Yes. City Retreat photographs every apartment before listing it. We only use current photos of the actual unit — not stock images or photos from a previous renovation. If the apartment has changed since the photos were taken, we update them.
