Booking a Serviced Apartment in Amsterdam Shouldn't Be Hard.
Live listings, transparent all-inclusive pricing, and a formal Dutch tenancy agreement — from your first search to your front door, we've built the process around you. Most tenants go from enquiry to confirmed booking within 24 hours.
Why Booking Serviced Accommodation in Amsterdam Is Often Harder Than It Should Be
The Amsterdam rental market has a well-earned reputation for being opaque. Listings that say "available" but aren't. Prices that exclude utilities, service charges, and cleaning fees. Providers who take days to respond — or don't respond at all. Application processes that feel designed for someone already living in the Netherlands with Dutch payslips and a local reference.
City Retreat was built to remove all of that. Live availability means what it says. All-inclusive pricing means no surprises. A response within 24 hours means you can plan around it. And no Dutch payslip requirements means the process actually works for the people who need it most — professionals arriving internationally, often under time pressure, often without a Dutch employment contract yet.
From Search to Move-In — How It Works
No lengthy application form, no estate agent chain, no fees revealed at the last step. Here's exactly what to expect.
Search by Date and Size
Enter your move-in date, move-out date and number of bedrooms at cityretreat.com/house. You'll see only apartments genuinely available for your dates — no static lists with "contact us for availability" on everything.
✓ Live listings — no stale dataBrowse Listings with Transparent Pricing
Each listing shows photos, the all-inclusive monthly price, exactly what's included — utilities, Wi-Fi, weekly cleaning — and the neighbourhood. The price shown is the price you pay.
✓ All-inclusive pricing shown upfrontSubmit a Booking Request
Found something that works? Submit a request directly from the apartment page. Create a short account with your email address — that's it. No lengthy form, no credit check, no commitment at this stage.
✓ Account takes under 2 minutesConfirmation Within 24 Hours
Every booking request is reviewed personally by our team. We respond within 24 hours — with a confirmation, or an alternative if your first choice has just gone. You're not waiting on an automated system.
✓ Human review — not automatedSign a Formal Dutch Tenancy Agreement
A proper Dutch residential tenancy contract — not a licence. This means you're protected under Dutch tenancy law and can register your address with Gemeente Amsterdam for your BSN from day one. See our Amsterdam registration guide for the full process.
✓ Registerable address from move-inMove In — Everything Is Already Done
Fully furnished, connected and clean. Utilities are in our name. Wi-Fi is active. Our team meets you at the apartment for a full handover. Nothing to set up — you're home from day one.
✓ Move-in ready from day oneSix Things We've Built Into the Process
Booking serviced accommodation in Amsterdam has a reputation for being complicated — long waiting times, vague pricing, properties that aren't actually available. Here's what we've done about each one.
Live Availability
If a property appears in your search results, it is genuinely available for your dates. We update availability in real time — no phantom listings kept live to drive traffic.
All-Inclusive Pricing
Rent, all utilities, Wi-Fi and weekly cleaning. No admin fee, no service charge, no end-of-year energy reconciliation. The figure shown is what you pay — every month, without exception.
A Real Tenancy Agreement
A formal Dutch residential contract — the document your employer, bank and Gemeente will recognise. Not a platform licence or holiday let agreement.
One Month's Notice
Plans change. Give one month's notice and leave without penalty — no locked-in minimums beyond the 2-month starting point. If your assignment extends, the contract simply continues.
Human Review
Every request is reviewed by our team before confirmation. You're not just another platform entry — if your first choice has just gone, we come back with an alternative rather than a rejection.
BSN Registration from Day One
Every City Retreat apartment supports address registration with the Gemeente Amsterdam from the start of your tenancy — unlocking your Dutch bank account, healthcare and payroll without delay.

Amsterdam municipality defines rentals under 30 days as short stay tourist accommodation — subject to strict permit requirements and fines up to €87,000. City Retreat operates exclusively on contracts of two months or more, meaning tenants are legally resident, can register for their BSN, and are fully protected under Dutch tenancy law. See our Amsterdam short stay rentals guide for the full picture.
What You'll Pay — and What That Covers
Every City Retreat apartment is priced all-inclusive. One monthly figure covers rent, gas, electricity, water, high-speed Wi-Fi, full furnishings, kitchen equipment, bed linen, towels and weekly cleaning. No setup costs, no separate bills, no surprises. Stays of 4 months or more receive a 10% discount on the full duration — and any booking with a check-in date between 1 November and 28 February qualifies for an additional winter discount.
Heard From People Who've Booked With Us
"Found an apartment on Tuesday, had confirmation Wednesday, was in by Friday. City Retreat handled the registration guidance and I had my BSN within six weeks of arriving."
"After three weeks trying the Amsterdam rental market normally, I found City Retreat. Live listings, a real price, someone who actually responded. The contract was exactly what my employer needed to start payroll."
"City Retreat is our go-to in Amsterdam — fast responses, clean contracts, and BSN registration support from day one. That last point alone removes weeks of admin for our new hires."
"When my assignment ran long, extending was a five-minute email exchange. No renegotiating, no fees. Exactly what you want when plans change at the last minute."
Questions About the Booking Process
How quickly can I move in after submitting a request?
In most cases, within a few days. We confirm within 24 hours, sign the tenancy agreement digitally — usually same day — and coordinate key handover around your move-in date. If you need to move within 24–48 hours, let us know upfront and we'll prioritise accordingly.
Can my company book and pay on my behalf?
Yes — corporate bookings are straightforward. The tenancy can be structured with the company as contracting party or with the individual tenant. We issue invoices suitable for business accounting. Contact us at bookings@cityretreat.com for corporate accounts.
What if I need to leave earlier than planned?
Give one month's written notice and you're free to leave with no further obligations. There's no penalty clause for early termination beyond the notice period. Give notice on any date in a month and your tenancy ends on the last day of the following month.
Are there any fees beyond the monthly rent?
No. The monthly price is all-inclusive: rent, all utilities, high-speed Wi-Fi and weekly cleaning. No admin fee, no booking fee, no service charge. A security deposit of approximately one month's rent is required at signing — returned in full at the end of your stay subject to property condition.
What is the minimum booking length?
Two months minimum, reflecting Amsterdam's legal definition of residential tenancy. Many tenants start with a 2–3 month contract and extend as needed — see our 2-month rentals guide for more detail, including the winter discount that applies to check-ins between 1 November and 28 February.
Can I view the apartment before booking?
Viewings are available where logistically possible. Many tenants relocate from abroad and book entirely remotely — our photos are current and accurate, and we create a condition report at every check-in so there are no surprises on arrival. If you're already in Amsterdam before your start date, contact us to arrange a viewing.
Do I need Dutch payslips or an employment contract?
No. Unlike private landlords in Amsterdam, who typically require Dutch payslips and a gross salary of at least three times the monthly rent, City Retreat doesn't apply those requirements. This makes our apartments accessible to expats on international contracts, pre-employment arrangements, or those arriving before Dutch payroll has started.
