Why "Managed" Is Different from "Listed"

Most furnished apartments available in Amsterdam are listed by individual landlords — people who own one or two properties and manage them alongside other work. When something goes wrong, response times vary. When you need to move in quickly, key coordination can become complicated. When maintenance is needed, it depends entirely on how responsive that landlord happens to be.

City Retreat is different. We don't list other people's apartments and step aside. We manage every apartment in our portfolio directly — which means our team holds the keys, coordinates every move-in and final inspection, handles maintenance, and oversees cleaning. You deal with us, not with the underlying property owner.

The terms are the same for every apartment, whoever owns it. Every home is let on a residential tenancy agreement for an indefinite period. You can give one calendar month's notice once the initial period in your agreement has passed. You register in the BRP at the address when you move in.

Pre-Tenancy Inspection & Preparation

Before any new tenancy begins, our team visits the apartment in person. We check every room, every appliance and every piece of furniture. Anything not up to standard is repaired or replaced before the new tenant moves in. We then carry out a professional deep clean and prepare fresh linen and towels for each occupant. Utilities are confirmed active and Wi-Fi is tested. The apartment is photographed and an inspection report is created, shared with the tenant at move-in.

Ongoing Maintenance & Cleaning

During your tenancy, our Amsterdam-based team handles any maintenance issues that arise. Log a request by email or phone and a local contractor is typically on-site within two working days. Because we hold the keys, access is never a problem — we coordinate directly and update you when the issue is resolved. Cleaning runs through us too. City Retreat arranges a professional clean before you move in and at the end of the tenancy. Cleaning during the tenancy can be requested at extra cost with four days' notice.

Key Handover & Final Inspection

Every move-in is handled in person by our team. We meet you at the apartment, walk you through every room, show you how everything works, and answer any questions before we hand over the keys. At the end of the tenancy, our team returns to inspect the apartment, compare it against the initial inspection report, and process the deposit return. No disputes over condition, no waiting for a landlord to come and look — the process is documented, consistent and handled by us.

What does "verified" mean in practice?

Before any apartment is listed and before any new tenancy begins, our team visits the property in person and works through a checklist covering furniture, appliances, cleanliness and functionality. Anything that doesn't meet our standard is fixed before the apartment goes live or before the new tenant moves in. It's a physical inspection, not a form filled in by the owner.

Who do I contact if something goes wrong during my tenancy?

How quickly are maintenance issues dealt with?

Our target is to have a contractor on-site within two working days of a maintenance request. Because we hold the keys and work with local contractors directly, access is never a bottleneck. You don't need to be home and you don't need to wait for a landlord to organise anything.

How does the deposit return work?

The deposit is one month's rent. It is returned within 14 days of the end of the tenancy. At the start of the tenancy, our team creates an inspection report covering the state of the apartment, including photos. At the end, we compare against that report. If the apartment is returned in the same condition (normal wear and tear aside), the deposit is returned in full. The process is documented and consistent — there's no dispute over recollection.

Are the photos of the apartments current and accurate?

Yes. City Retreat photographs every apartment before advertising it. We only use current photos of the actual apartment. No stock images, no photos from a previous renovation. If the apartment has changed since the photos were taken, we update them.
